<p>Designers discuss openly and honestly the origins, complexities  and contradictions of their own design process. How does one  begin that initial sketch on a blank sheet of paper? Where does  that moment of clarity come from? How much of a factor is intuition?  How is this process refined and tested?</p>

<p>Affordable housing and historic preservation are natural allies, utilizing existing building stock and retaining cultural identity and heritage for a number of Americans. But too often these worthy goals do not work in productive harmony.  The panelists will consider the interests of historic preservation and affordability from environmental, social, and economic perspectives.</p>
